How we work
Establishing a strong client-designer relationship is the first priority. Getting to know you, your family and your needs we’ll work together on a vision for a home that best fits you and the chosen site. Every custom home and site is different, as are clients - our process starts with a simple Pre-Design meeting or call. Following a design proposal and some additional information gathering (your design inspiration/program, site data and topo survey) we’ll dig into schematic design with basic building massing and locating the home on the site. We’ll engage experienced licensed structural engineers early in the process and have regular coordination with them as part of your professional team. We charge hourly rates and itemize our billing so that you know what you are being charged for.
Our design/ construction documentation process typically follows these design phases;
Schematic Design, ~15% – 25% of Fees
Design Development, ~20% – 25% of Fees
Construction Documents, ~30% – 40% of Fees
Bidding/Pricing, 5%+ of Fees (if required by client as a separate pre-permit effort)
Construction Administration, ~15% – 20% of Fees
(fee percentages are estimates and vary by project)
